Why Buyers Work With Mike Thomas

Waterfront, oceanfront and country club lifestyles across South Florida — found faster, negotiated harder.

Off-Market Access

Many of the best properties never hit the public listing sites. My network and AI-driven search surface them before the crowd does.

New Construction Leverage

Builders pay buyer's agent commissions — so I can represent you on new construction at no out-of-pocket cost, and negotiate incentives you wouldn't get walking in alone.

Buy First, Sell Second

If you have the flexibility, you don't have to sell before you buy. I'll help you structure the purchase so you're never house-hunting under pressure.

If You're Buying

The honest answers to the questions every serious buyer asks — before you ask them.

What's your commission / how do you get paid?

What matters more — my fee, or making sure you don't overpay and don't miss the right home? My job is to protect your number at the closing table and help you find a property that's genuinely worth it.

Why do I have to sign a buyer's agent agreement?

It protects you. Signing it confirms that I'm representing you and working in your best interests throughout the purchase — not the seller's. It also lets me negotiate for the seller to pay my commission, so in most cases it costs you nothing out of pocket.

We want to wait for prices or interest rates to come down.

That's a completely reasonable thought, and I don't dismiss it. Here's the trade-off worth weighing: if prices or rates move even slightly against you while you wait, the home you want today could end up costing more later either way. I'm happy to walk through the numbers with you so you can decide with clear eyes.

I don't have a big down payment — do I need one to buy right now?

Not necessarily. Many sellers right now are offering the same or better incentives than the home builders — covering almost all of your closing costs and buying down your interest rate. In a lot of cases, that means all you need is a minimum 3% down payment. Let's look at what's currently available and see what fits your situation.

We want to see more properties before deciding.

Absolutely — that's exactly what my process is built for. I use AI-driven search to surface off-market and new-construction options most buyers never even see, so when you're ready to decide, you're comparing against everything that's actually out there.

We need to sell our current home before we buy.

That's smart thinking. Many of my buyers in this market actually buy first and sell after, so they're not competing for their next home under pressure. Let's look at what options make sense for your situation.

The price feels too high — we want to offer well under asking.

I want you to get the best number possible too. Let's look at the recent closed comparables together so your offer is strong enough to be taken seriously, rather than one that gets dismissed outright.

We want to think it over before making an offer.

Of course — this is a big decision and it should feel right. What can I get you right now that would help you feel ready?

We have a friend or family member who's an agent.

That says good things about you. This is also one of the largest purchases you'll make — I'm happy to offer a second, unbiased opinion on this specific property, and you can decide from there what's right for you.

We saw it listed for less on another site.

Those sites are a good starting point, but the data is often outdated or missing off-market listings. Let me pull the accurate, current numbers so you're making your decision on real information.

We're worried about overpaying if the market corrects.

That's a smart thing to think about. Waterfront and country club properties in this area have historically held their value well — let's look at the specific trend for the type of home you're considering, so you're deciding on facts, not fear.

We're concerned about HOA or country club fees.

That's an important number to get right before you fall in love with a home. Let's pull the full financials and reserve study for the association so you know exactly what you're signing up for.

If you have any other questions I haven't covered here, let me know — I'm glad to go through them one by one. And if you're ready, let's get to work for you.
